 As a matter of practicality, we will assume that a visitor will be approaching Broadview from the south but the close-in information is still useful from all directions.

  1. Assuming that you are coming from the south, find Route-3 North or I-93 North.

  2. Route-3 merges with I-93 north of Manchester, NH.  Just stay on I-93 North


  1. In Tilton, NH, take I-93 Exit-20 and go LEFT at the light.  This is Route-3 North towards Laconia
  2. FYI: at this exit ramp, you are now exactly 15.6 miles from the entrance to the condo development
  3. Proceed 5.5 miles on Route-3 N until you see Belknap Mall on your left.
  4. 1/4 mi after after the Mall, take a RIGHT onto the major exit for the Rte-3 & 11 cutoff (this bypasses downtown Laconia)
  5. Stay on the Route-3 & 11 cutoff all the way until the end and take a LEFT at the light. You are now on Route-11 East in Gilford.
  6. Travel exactly 1.5 miles east until you see Sawyer's Dairy Bar on your right.  Stay on Route-11 East, not 11B.

 

  1. After Sawyer's, continue another 1.4 miles on Route-11 East and take the the left turnoff for Scenic Drive.  You are now facing the upper level of Broadview Condominiums.

  • Units 1-30 are on the upper waterview level.

  • Units 31-50 are on the lower waterfront level. Turn left, then right for the lower level.
