When is "peak season"?

  • Clearly April through October.
  • A second high-season runs from late-December through March as skiing, snowboarding, skating, and snowmobiling are very popular winter activities.
  • Gunstock Ski Area is only four miles away.  Being owned and operated by Belknap County, Gunstock offers both winter and summer recreational programs.
  • Approximately 24% of the units are full-time residences

Is a boat slip automatically included with a condo unit?

  • The Broadview Marina currently has 34 boat slips and 10 jetski slips that are rented to condo owners on an as-available basis with a start-of-year preference given to previous owners with slips.  Slips are not "owned" but are rented from the association to condo owners on a yearly basis for approximately $500 per year.  Jet ski slips were also available for $225 per year.  The association also has three external moorings for boats larger than 23 feet.  Slip prices for 2008 are pending.
  • In 2007, both slips and moorings became available with no waiting line.
  • The maximum accepted boat size is 23-feet with an 8' 6" beam. Larger boats
    must use one of the moorings.
  • The marina also utilizes a robust stone breakwater system to protect watercraft from certain rough water conditions.  The stone breakwater was rebuilt in 2007.
  • The outer half of the marina dock system was completely replaced in 2000. The inner half was replaced in 2002.

Are snowmobiles permitted at Broadview?

  • Yes, but only to access the many excellent mountain trails and the lake when safe ice conditions permit.
  • One may not use Broadview property as part of a normal high-speed trail system. Again, use is limited to trail and lake access only.
  • When not used, snowmobiles must be stored inside the garages provided with every condo unit.
  • The garages will usually accommodate the new wider trailers intended for wide-stance snowmobiles.
  • Use of carbide-studded snowmobile treds on Broadview roads are prohibited.  To protect our self-maintained roadways from stud damage, a wheeled cart may be used to transport studded snowmobiles to the usually snow-covered access area between units 44 and 45.  Again, studded snowmobiles may not transit the roads.  Rubber treaded snowmobiles without studs have no such road restriction as long as road transit is only used for lake access.   
  • Separate gasoline fuel storage is prohibited within the condo units. Fortunately, refueling is usually a short trip to a nearby gas station.
  • A $200 security deposit is required to be able to use and store snowmobiles on the Broadview property.

How much are the current monthly condo maintenance assessment fees?

  • $260 per month which is very low when compared to other condo associations. 
  • The association has maintained the philosophy to sustain a well maintained facility but at a controlled, low cost of operations.  For instance, the high costs of maintaining a pool facility have been avoided.  Broadview does have a large high, quality sandy beach area.
  • One time expenses for large improvement projects are voted upon and approved by the general owner membership.


What other amenities are included?

  • Treated asphalt tennis courts
  • Protected swim area with sandy beach and swim float
  • Day guest boat tie-ups when available
  • Children's playground area
  • Trash pickup
  • Full weekly landscaping and snow plowing are also included.


The large sandy beach area is a favorite location to spend
quality time with friends and family.
One may also hide under a shady tree
to quietly read a book.


Are the units available for rent?

  • Under certain conditions.  The minimum rental period is 30-days and renters must agree to obey all Association rules.
  • The rental paperwork must be submitted to the Board of Directors.
  • Rental does not and cannot include use of a boat slip


Are pets allowed?

  • For owners, yes but renters may not have pets.
