Broadview in comparison to similar waterfront condos

In comparison to other Winnipesaukee lakefront communities, Broadview represents a unique and very practical design and development philosophy.

  • Local realtors define Broadview as a "high-end condominium community" that easily supports a significant full-time resident population
  • Architecturally, one will not find dramatic, space-occupying design effects such as interior balconies and arches.  Rather, one will find a design that represents good taste along with the absolute maximum utilization of space to yield as many as four bedrooms and four half/full-baths per unit.  The size of living spaces often rival those found in a standalone home.
  • One might not describe the lake view from Broadview as "intimate" as if on Golden Pond.  In contrast, all units have a view of Lake Winnipesaukee that one could argue is one of the most majestic and dramatic as seen from any Winnipesaukee property, anywhere.

  • Broadview also includes a marina supplied with 34 slips for boats up to 23ft
  • A large stone breakwater protects most slips
  • Permits are in place for four moorings with three moorings currently installed
  • All units include attached garages with additional parking directly adjacent to the units. 
  • The high operational costs of certain amenities such as a swimming pool have been avoided.  This yields a consistently lower monthly maintenance fee as compared with similar communities.

The historical real estate market for Broadview

  • Turnover of unit ownership is very low as a number of Broadview units are still owned by their original buyers. 
  • It has not been uncommon for existing owners to receive unsolicited offers to buy their units.
  • All existing owners must notify the Board of Directors that their unit is for sale. 
  • Some upper-level (waterview) unit owners buy their next units from lower-level (waterfront) owners and that transaction often remains internal to Broadview and never reaches the public market.
